Council’s history gives the name Boolaroo as an Aboriginal word meaning "place of many flies". The Boolaroo Estate subdivision was declared on 8 October 1896, the year the Sulphide Corporation cleared land for its works, and council gives 1905 for the water supply and 1945 for sewerage. Its heritage plan puts the average lot at about 800 square metres and sees room for further subdivision. A lot that is split, or that gets a second dwelling, needs its water and sewer connections worked out first.
Boolaroo has properties in the NSW EPA’s Lead Abatement Strategy Area, the part of North Lake Macquarie the EPA considers potentially contaminated by lead from the former Pasminco smelter. The EPA maps the properties in it and sets out how soil dug from them can be disposed of, which is worth reading before a job that needs a trench: NSW EPA: lead soil disposal for Lake Macquarie residents.
